To what standard will the apartments be completed?

All apartments will have:

  • Interior walls - painted
  • Ceilings - painted
  • Joinery:
    windows and balcony doors - uPVC with double glazing
    front door - MDF
    interior doors - MDF
  • Electrical equipment - power sockets, switches and lighting equipment fitted
  • External walls - insulated and plastered
  • Floors - laminate floor covering in entrance hall, living room and bedrooms*
  • Toilet and bathroom:
    floors and walls - tiled*
    equipment - toilet, shower, wash basin and electric water heater*

* Items marked with an asterisk are included in the price of some apartments. In other apartments they can be fitted as optional extras.

I added up the areas of all the rooms. The total was different to the total area shown in the price list. Why?

In Bulgaria, the total area includes walls (both internal and external walls) and includes half of any walls that are shared between an apartment and its neighbours. It also includes a share of the 'common parts' such as corridors, stairs, gardens and sports facilities.

If I pay for a Phase 1 apartment in instalments, when can I use it?

You can use the apartment as soon as you have paid the first instalment and the compulsory fees. (Compulsory fees are described in the question called "What other fees will I have to pay?")

What other fees will I have to pay?

There is an annual maintenance fee of €480. There is an annual property tax which must be paid to the Bulgarian government. The amount of property tax depends on the size of your apartment. It should be a small amount of money - for example €40 per year.

There are some fees that you must pay to the developer before the ownership of the apartment is transferred to you:

  • €500 - air conditioner. This fee is compulsory and is added to your first payment
  • €240 - connection to the electricity supply and to register your ownership of the apartment with the electricity company
  • €105 - advance payment for use of water and electricity in the apartment in the first year that you own the apartment.
  • €1,000 - legal fees for the production and issue of the Notary Act (Title Deed)

Please be aware that the legal fees do not include the property transfer tax (stamp duty).

Will I have to pay any agency commission?

No! There is no estate agency fee or commission to pay.

Why do these apartments cost so much less than other apartments at Sunny Beach?

The developers have built many apartments in Sunny Beach, Nessebar and Sofia. They know how to build good apartments and keep the prices low - and because they buy the materials in large amounts, they save money. They pass the savings on to you by asking low prices for their apartments.

Will I be able to rent out my apartment at Sunny Day 6?

Yes. The facilities at Sunny Day 6 will attract tourists and tour operators. Although the holiday village is slightly outside the main resort, there is a shuttle bus service that takes residents into the centre of Sunny Beach. Sunny Day 6 is exactly the kind of holiday village that the tour operators love.

What is Act 16 and when will Sunny Day 6 receive it?

Act 16 is the final certificate that is awarded to a building project by the municipality. A developer can only apply for this certificate after all the services are connected to all parts of the complex. These services include water, electricity and communication systems. Act 16 will be given when the whole of the holiday village is finished.
